Where the listings actually are now
Most agents still assume every publicly marketed home hits the MLS within a day. On paper that is still the rule. In practice it has become something you can no longer count on — which changes where you have to look.
- Clear Cooperation requires a publicly marketed listing to be filed with the MLS within one business day. It remains in effect.
- It now sits alongside the Multiple Listing Options for Sellers policy, which allows a “delayed marketing” designation — filed with the MLS but held back from IDX and syndication for a period each MLS sets.
- Enforcement has largely broken down: many brokerages and agents disregard it and many MLSs have stopped pursuing it.
- Private listing networks are expanding, with some regional MLSs opening theirs to national subscription.
- Zillow and Realtor.com have both moved to show coming-soon and private listings alongside everything else.
